Status
Concrete Restoration & Painting - 40YR - ONGOING
The Association’s Concrete Restoration Project is currently underway and is anticipated to be completed during the first quarter of 2027. The scope of work includes all concrete restoration identified by the Structural Engineer, along with the painting of the building as specified in the project plans. Painting of metal surfaces is not included in the project scope.

Seawall Restoration - 40YR - Permitting Phase
The Seawall Concrete Restoration Project is one of the structural repair projects required as part of the Association’s 40-Year Recertification. The structural evaluation has been completed, and the project scope has been prepared by the Structural Engineer.
The project is currently pending commencement while the Association obtains the necessary permits and regulatory approvals from DERM and the City. Construction is anticipated to begin toward the end of 2026, with substantial completion expected by mid-2027.

West Upper Deck Parking -Rebuild
COMPLETED February 2026
The West Upper Parking Deck Project is one of the structural improvements associated with the Association’s 40-Year Recertification. Although it ultimately became part of the overall structural repair program, the project was initiated independently, well before the building façade restoration commenced.
What was originally planned as a restoration project was subsequently determined by the Structural Engineer to require a complete reconstruction of the upper parking deck. The project has since been successfully completed.

Electrical Update - 40YR - COMPLETED March 2026
The Association has completed a comprehensive electrical inspection and upgrade project covering all residential units and common areas. As part of the project, each unit received required electrical and life safety improvements, including the replacement of electrical receptacles in wet locations, such as kitchens and bathrooms, with Ground Fault Circuit Interrupter (GFCI) outlets where required. Unit electrical panels were also inspected, circuits labeled, and breaker panels relocated where necessary to improve accessibility and comply with applicable code requirements.
The project has been completed, inspected, and approved by both the Electrical Engineer and the City.

ELSS - Life Safety Compliance
ONGOING
The Engineered Life Safety System (ELSS) Project is a code compliance initiative required to meet current life safety standards. The project includes the installation of a partial fire sprinkler system, replacement of the building’s fire alarm system, and the addition of fire exit stairwell pressurization systems to enhance occupant safety during emergency situations.
Following the completion of the fire sprinkler installation, the residential corridors will undergo a comprehensive renovation. The corridor improvements will include new illuminated ceilings and Level 4 drywall wall finishes, providing both an upgraded appearance and a modernized common area environment.
The ELSS Project is currently underway, with completion anticipated by the end of 2027.
